Davpart Inc. has recently announced plans to redevelop one of its centrally located commercial buildings by adapting the existing structure to serve as the podium base for a soaring new mixed-use high-rise community. The project, currently known as The United Bldg Condos, will quadruple the site’s current density and add hundreds of perfectly situated condominium suites to this highly desirable area.
The new development will be located at the northeast corner of University Avenue and Dundas Street West, putting it within easy reach of every major downtown attraction. It is also poised to generate excellent returns for investors, as the location is within walking distance of three of the city’s major employment corridors. Planned as a luxury condominium community, The United Bldg Condos Toronto will have strong appeal to professionals and executives who work, live, and play in Toronto’s thriving downtown core.
A Bold Reimagining of the University and Dundas Intersection
Davpart’s proposal for the redeveloped The United Bldg Condos at 481 University Avenue site depicts a sleek, gleaming new high-rise extending up from the site’s existing commercial building. The legacy structure will act as a podium base for the new mixed-use tower, which is projected to soar 55 storeys into the skyline and house over 700 new condominium suites. The tower will also include space for commercial and retail tenants, along with a long list of luxury amenities and community features.
Details are still forthcoming, but here’s what the developers have confirmed so far:
- A total of 748 luxurious condominium suites
- Upscale commercial spaces for office and retail tenants
- Modern design with premium interior finishes and panoramic balcony vistas of downtown Toronto
- A five-level underground parking garage for the shared use of residents, commercial tenants, and visitors
Floorplan breakdowns have been reported as follows:
- 134 studio suites
- 328 one-bedroom suites
- 219 two-bedroom suites
- 67 three-bedroom suites
From an architectural standpoint, the development site will feature several distinctive elements that will make it a neighbourhood landmark. Ground-level retail spaces will be integrated into the existing 10-storey heritage structure via an elegant double-storey colonnade pedestrian passageway. The City of Toronto has also indicated plans to relocate an iconic Elizabeth Wyn Wood artwork to the site, which will be repurposed to mark an entry point to the St. Patrick TTC subway station. As part of the redevelopment, Dundas Street West will see its sidewalk widened to enhance pedestrian accessibility.
As for the high-rise itself: architectural renderings depict a sleek and streamlined tower defined by wrap-around balconies and a grid-like array of glass panels. The design will represent a creative fusion between the old and the new, capturing Toronto at a key turning point as the city continues its exciting transformation into the 21 st century.
A Pinpoint-Perfect Downtown Location
The intersection of University Avenue and Dundas Street West marks a central meeting point of downtown Toronto’s southern and northern halves. While the area is well-developed and densely urbanized, residents will enjoy convenient access to beautiful green spaces including Larry Sefton Park, Butterfield Park, and Queen’s Park.
You will also enjoy convenient access to three of Toronto’s largest and densest employment corridors: Hospital Row, the Bay Street corridor, and Toronto’s financial district are all walkable from 481 University Avenue. Five major hospitals are located
nearby, and the site enjoys an immaculate Transit Score of 100/100 and a near-perfect Walk Score of 99/100. This means you’ll find it easy to run all your daily errands on foot, and conveniences like major supermarkets, LCBO outlets, restaurants, banks,
pharmacies, and professional services offices are all easily accessible.
The St. Patrick TTC subway station will be at your future front door, as will round-the-clock east-west streetcar service along Dundas Street. Drivers are perfectly situated to reach any destination in the downtown core within minutes, and entry points to the Gardiner Expressway are just a few blocks south. You couldn’t ask for a better location if you’re looking to be centrally situated in downtown Toronto.
Several major educational institutions are located in the immediate vicinity, including the University of Toronto’s main St. George campus, as well as Ryerson University and OCAD University. The Art Gallery of Ontario, the Four Seasons Centre for the Performing Arts, the King Street West theatre district, TIFF Bell Lightbox, Roy Thomson Hall, and many other arts and culture venues are a short walk or ride away.
The developers have also confirmed that this condo project includes a future connection to Toronto’s unique PATH system. Spanning more than 30 kilometres, the PATH system is the world’s largest underground shopping, retail, and entertainment complex. Burrowed beneath Toronto’s streets, the PATH network extends from its southern origin point on Queens Quay to a northern terminus on College Street. It also doubles as a convenient way to navigate downtown Toronto on foot during the cold and snowy winter months.
