The new development will be located at the northeast corner of University Avenue and Dundas Street West, putting it within easy reach of every major downtown attraction. Davpart’s proposal for the redeveloped The United Bldg Condos at 481 University Avenue site depicts a sleek, gleaming new high-rise extending up from the site’s existing commercial building. The legacy structure will act as a podium base for the new mixed-use tower, which is projected to soar 55 storeys into the skyline and house over 700 new condominium suites. The tower will also include space for commercial and retail tenants, along with a long list of luxury amenities and community features.

Details are still forthcoming, but here’s what the developers have confirmed so far:

  • Upscale commercial spaces for office and retail tenants
  • Modern design with premium interior finishes and panoramic balcony vistas of downtown Toronto
  • A five-level underground parking garage for the shared use of residents, commercial tenants, and visitors

From an architectural standpoint, the development site will feature several distinctive elements that will make it a neighbourhood landmark. Ground-level retail spaces will be integrated into the existing 10-storey heritage structure via an elegant double-storey colonnade pedestrian passageway. The City of Toronto has also indicated plans to relocate an iconic Elizabeth Wyn Wood artwork to the site, which will be repurposed to mark an entry point to the St. Patrick TTC subway station. As part of the redevelopment, Dundas Street West will see its sidewalk widened to enhance pedestrian accessibility.

As for the high-rise itself: architectural renderings depict a sleek and streamlined tower defined by wrap-around balconies and a grid-like array of glass panels. The design will represent a creative fusion between the old and the new, capturing Toronto at a key turning point as the city continues its exciting transformation into the 21 st century.

A Pinpoint-Perfect Downtown Location

The intersection of University Avenue and Dundas Street West marks a central meeting point of downtown Toronto’s southern and northern halves. While the area is well-developed and densely urbanized, residents will enjoy convenient access to beautiful green spaces including Larry Sefton Park, Butterfield Park, and Queen’s Park.
